ECM Real Estate Investments A.G. is a real estate developer, which has been listed on the Prague Stock Exchange since December 2006. The Company is operating in the Czech Republic and Russia, while considering further expansion into other CEE, SEE and CIS markets like Poland, Romania and Ukraine. The Company’s field of business is first of all commercial properties, then hotel as well as residential properties. Fabian Romania Property Fund Limited is established to take advantage of opportunities across all the main sub-sectors of Romania’s property market through investment in either income-producing buildings or suitable development projects. In June 2007, the Company announced that it has purchased 50% of a development company owning a 1.1-hectare site in north Timisoara. Illyrian Land Fund (PRIVATE)
EMAC, the investment adviser to Illyrian Land Funds, is an alternative asset management group focusing on the transition markets of Eastern Europe and Transcaucasia. Founded and staffed by regional, investment banking and commercial specialists, EMAC offers a combination of in-depth market understanding, regional transaction experience and an unrivalled network of contacts.
EMAC currently has two funds dedicated to real estate focusing on land banking opportunities and has assets under management of c. €140m. The first fund, Illyrian Land Fund was raised in 2005 and became fully invested within 12 months of launch. We are currently fundraising for Illyrian Land Fund 2.

Impact (IMP RO)
Impact is the only Romanian developer listed on the Bucharest Stock Exchange. The company holds over 380ha of land bank for its projects in the various regions of Romania including pre-agreements. Impact is currently predominantly a residential developer, however its ambitious project pipeline spreads from residential through office, retail to logistics properties. Impact’s projects are located in Bucharest, Cluj-Napoca, Ploiesti, Oradea and Constanta and market share on Romanian residential market reached 4.7% in 2006. The company plans to deliver over 9,000 residential units through 2015 and some 700,000 sqm of various commercial space.

The Lewis Charles Sofia Property Fund listed on AIM in September 2005. The Fund’s aim is to generate capital gains by investing in residential property in Bulgaria, ideally at an early stage, and to work in partnership with selected developers. Nanette Real Estate Group N.V. is a residential developer with over 16,000 units across the CEE. The Company operates in Poland, Hungary, Romania and Croatia. The financial methodology is to enter into joint ventures with funding partners. The predominant partner is currently Lehman Brothers. Nanette undertakes the sourcing of the land, usually assisting the vendor to achieve planning permission. Pactolus Hungarian Property Plc is an AIM listed property company whose principal activity is investment in the Hungarian property market, focusing on the residential freehold market in the more affluent districts of Budapest.
Pactolus invests in high value freehold property in central Budapest, which is renovated to a high standard and then either let to tenants with good covenants at attractive yields or sold. On letting, the Group is achieving average gross rental yields of 8.5 per cent.
The Group recently announced a net asset value per share (before deferred taxation) of 71p compared with its placing price of 60p, representing a compound annualised growth rate of 31.9 per cent from the net asset value per share on its Admission to AIM in March 2007.
